Encanto/62nd Street Transit Oriented Development

About the Project

AMCAL Multi-Housing, Inc. (AMCAL) is developing a 98,600 square foot mixed-use building containing 66 affordable housing apartment units and 1 manager unit (total 67 units) and 1,000 square feet of commercial, over a one-level subterranean parking garage, and a 100 parking space surface MTS parking lot.

The mixed-use building has been designed as a transit oriented development (TOD) in three and four story buildings. The project includes various site improvements, including associated hardscape, retaining walls, and landscaping along with public improvements along 62nd Street, Akins Avenue, and 63rd Street. The residential building includes a unit mix of two- and three-bedrooms. The pedestrian entrance for the residential building will be from Akins Street and the parking for the residential units will be provided within a single-level subterranean parking garage; vehicular access to the residential subterranean parking area would be from 62nd Street. Vehicular access to the MTS surface parking area will be from Akins Avenue for convenient access to the Trolley Station.

The residential rental units are affordable to households earning between 30% and 60% of the Area Median Income.  Elevators will also be installed for access to upper floors. On site amenities include a community room, outdoor gardens, an enclosed tot lots/play area for children, outdoor seating, and planters. The community room will be incorporated into the development, providing a computer laboratory, kitchen, community room for resident activities, and office space for property management.
